We intentionally limit ourselves to eight active projects across all three categories. It ensures every client receives the full attention of our crew, our project manager, and James — not a contractor stretched too thin across a roster of thirty.

01 — Whole-Home Renovation

Every system.
Every surface.

Our most comprehensive scope. A whole-home renovation touches every system — structural, mechanical, electrical, plumbing — and every finish surface. We manage the entire process in-house: one team, one contract, one point of contact from permit submission through final walkthrough.

These are complete transformations of Bay Area homes averaging 4,500–7,000 square feet. Every material is selected with intention, every reveal set by hand. The result is a home that feels both entirely new and entirely cohesive — as though it was always meant to look exactly this way.

Kitchens and baths carry the full weight of a home's character. We treat them accordingly. Honed stone countertops set to within a quarter-inch. Custom cabinetry built by our own millwork crew, not a factory line. Unlacquered brass fixtures that will age correctly. Every surface chosen for how it looks in ten years, not just on the day it's installed.

Primary suites and spa bathrooms receive the same standard: freestanding tubs leveled precisely, tile set with full-height grout joints, steam systems designed for actual use. The kind of rooms that look better in person than in photographs.

03 — Additions & New Builds

Expansions that read
as original.

Structural additions — primary suite wings, guest houses, garage conversions, full ADUs — require the same level of craft as a whole-home renovation. Perhaps more, because the addition must read as though it was always part of the original structure.

We manage structural engineering coordination, architectural review, permit submission, and all trades in-house. The result is an addition that matches the materials, proportions, and character of the home it joins — not a visible afterthought.

One Number. No Ranges.

Before we start, you receive a single fixed number — not a range, not a "starting from," not an estimate with a "typical overages" clause tucked into page fourteen. The number we quote is the number you pay. Full stop.

Financial Consequences If We Miss.

Accountability without consequence is just a marketing claim. Our contracts include a financial penalty if we exceed the price or miss the completion date — not a credit toward future work, but an actual reduction in payment. Across 47 consecutive projects, we have never triggered this clause.

Eight Projects. Not Nine.

We have turned down good projects — well-funded projects — because accepting them would have put us at nine active engagements. The cap at eight is structural to our guarantee. You cannot promise precision to a client you cannot give adequate attention.
